    UK House Prices Rise for the First Time in Four Months

    The UK housing market recorded its first monthly rise in house prices for four months, offering tentative signs of stabilisation after a slower start to the year.


    According to the Lloyds House Price Index, UK house prices increased by 0.2% in June, taking the average property price to £299,330. Annual house price growth also edged higher, rising to 0.6%.


    The increase comes as mortgage rates have eased from the higher levels seen earlier this year. Lower borrowing costs have helped improve confidence among some buyers, although affordability remains one of the biggest challenges facing the housing market.


    For many first-time buyers, the biggest hurdle is still saving for a deposit while keeping up with higher living costs. Although lower mortgage rates can reduce monthly repayments, property prices remain high in many parts of the UK, making home ownership difficult for many households.


    People approaching the end of a fixed-rate mortgage may also welcome the recent easing in mortgage rates. While rates remain well above the historic lows seen during 2021 and 2022, many borrowers are now finding more competitive deals than were available a year ago.


    Despite the positive monthly figure, one month's data doesn't necessarily signal a long-term trend. House prices are influenced by a range of factors, including interest rates, wage growth, inflation and the overall strength of the economy. Lloyds expects the housing market to continue moving at a measured pace, with the outlook depending largely on inflation continuing to ease and household confidence gradually improving.
